  • Meet with Barbara and/or Daina to discuss your wish list and fill out a preliminary questionnaire about what you are looking for in a home. Also, fill out an agency disclosure form which states you want us to represent you in the home purchase.
  • You then meet with a loan officer and begin the process of getting approved for a mortgage. As buyer, you need to get a written pre-qualification or pre-approval letter.  The pre-qualification letter says that in theory you are qualified for that mortgage. The pre-approval says that you have submitted the needed documents and should be able to get that mortgage. Needless to say, sellers prefer a pre-approval because it is a firmer commitment. We can give you names of loan officers if you need them.
  • Using the loan officer’s suggested price range, you start viewing homes with us and be honest about sharing your opinions and comments about the homes you see.
  • When you have decided on a home, we can provide Multiple Listing Service data on comparable sales so you have a better idea of what that home is worth.
  • We will help you write an offer on the home you select.  You will have to write a check for a small deposit (initial earnest money is usually about $1,000). Your check will be deposited only if the offer is accepted)
  • Most sellers want to discuss the price you have offered, and perhaps other details and we will help you negotiate all the details until everyone is satisfied.
  • Once the offer is accepted, you will have your attorney read and approve the contract,  and you have the home inspected by a well-qualified inspector.  We can give you names to choose from if you need help.
  • If the inspection raises any important issues that affect your ability to stay in this contract, your attorney can write a letter and ask the seller to discuss those issues. Sometimes, the owner will agree to fix the problem, sometimes they will give you credit and have you fix it, sometimes they just say take it or leave it.
  • When everything is agreed to, you will need to pay the remainder of the earnest money (that amount varies and we will discuss it when you are writing the offer).
  • Next you will complete all of the lender’s paperwork for your mortgage and turn it all over to the lender you have chosen.
  • Work on packing and hire a mover – do not wait to the last minute.
  • After your mortgage is processed and you have final approval to close, you will need to put the utilities in your name, and finalize plans with your mover.
  • Your attorney comes to the closing to guide you through the process, but one of us will come to give you moral support. At closing, you will sign the necessary papers and pay the rest of the purchase price. You get those closing details about 3-5 days before closing.
  • After closing, you can move in and enjoy a wonderful life in your new home!
